    Thanks to all of you for your hard work. This was very informative and glad to know now that I am responsible for replacing the dead stump left from freezing weather in the spot next to my garage. I've waited all of this time thinking it was an HOA issue. Now I'll put in a change order and get some one to do the work once I have your approval. Linda Doenges - 5140
